Restrictions are put on a property as a benefit to you, the property owner. They protect your land investment while at the same time giving you the freedom to explore the many different uses your land offers. Owning land also means understanding your restrictions and following the specific rules that are set forth in those restrictions. Every subdivision/property has their own set of restrictions. Review the restrictions for your property before you put in an architectural request or complaint on a property.
Restrictive guidelines that often require prior written approval from the Architectural Review Committee are as follows. Please review your restrictions specific to your property and make sure that you include the proper supporting documents and required details.
Fence
Fence Request Guidelines
- Include a copy of the plat/survey of the property showing where the fence will be installed.
- List all of the materials to be used for the fence and the height of the proposed fence.
Mobile Home
Check to see if the restrictions allow for mobile homes on your property, type allowed, and minimum square footage allowed. If mobile homes are allowed, check to see if there is a limit on whether new homes only are allowed, manufactured within a certain number of years from placement, or any. Also, check to see the guidelines on pinning, skirting, and landscaping. Include a copy of the plat/survey of the property showing where the fence will be installed.

- Include pictures of all four sides of the home
- If new, include the floor plan
- List the year and the square footage of the home

- List the square footage of the home
- List the date construction will begin and the estimated date the exterior of the home will be complete

Subdividing Your Property
Subdividing Guidelines
- Make sure that you are following all platted rules of the appropriate County and State of Texas.
- Include a copy of the plat/survey with the drawing of the new property lines and the acreage of the new lots.
Driveway Entrances/Culverts

- Make sure that you are following all platted rules of the appropriate Landowners are responsible for obtaining a permit from the County Road & Bridge Department or TXDOT for connecting a driveway with the Main Road.
- Include a copy of the plat/survey with the drawing of the new property lines and the acreage of the new lots.
